German Amortization (constant principal)

Sistema alemán (capital constante): el capital amortizado cada mes es fijo capital = P / n. El interés se calcula sobre el saldo restante: interés_m = saldo × r. La cuota total es capital + interés_m y
decrece mes a mes.
Diferencia con francesa: en francesa la cuota es fija pero pagas más intereses al final. En alemana las primeras cuotas son más altas pero pagas menos intereses totales y el saldo baja más rápido.
Pagos extra al capital: reducen el saldo y los intereses de meses siguientes. El capital base por mes (P/n) no cambia, pero el préstamo termina antes.

How is it different from French amortization?
French has fixed installment; German has fixed principal and decreasing installment. German pays less total interest but the first installments are higher.
When should I use German?
If you can afford higher initial installments and prefer to reduce total interest. Also useful if you expect your income to decrease later (smaller final installments).
How do extra principal payments help?
They reduce the balance on a specific date. Base monthly principal (P/n) does not change, but future interest is lower and the loan ends sooner.
